Sam Busick, Ed.D., is an accomplished Realtor licensed in Washington & Oregon, an experienced educator, and a dedicated youth sports coach. With more than two decades of professional experience across real estate, education, community service, and athletics, he brings a unique blend of strategic insight, communication skills, and leadership to every role he undertakes.

Sam currently serves as a Real Estate Broker with Works Real Estate, having previously represented clients at Edge Group West powered by eXp and Berkshire Hathaway HomeServices Northwest. Known for his ability to guide clients through complex transactions with care and precision, he combines market knowledge with data-driven decision-making to achieve successful outcomes.

Before transitioning full-time into real estate, Sam built a distinguished career as a highly qualified secondary Social Studies teacher in Vancouver Public Schools, where he taught AP Psychology, AP World History, Humanities, and other courses. He was recognized by students for his humor, school spirit, and mentorship, and served in leadership roles such as Teacher Principal Educator Protocol (TPEP) Mentor and Site-Based Leadership Team Co-Chair. His doctoral research in Educational Leadership with a concentration in Neuroeducation at the University of Portland explored classroom-based assessments and visual pre-writing strategies grounded in neuroscience, cognitive psychology, and linguistics.

Beyond the classroom and real estate, Sam has made a significant impact in his community. He has volunteered as a reading group leader at Harney Elementary, supported research and public programs at the Clark County Historical Museum, and taught community education courses at Clark College. He also spent six years as a staff assistant to Congressman Brian Baird, where he managed interns, casework, and public engagement projects.

Sam’s lifelong passion for sports has led to an extensive coaching career, particularly in youth and high school soccer. He has coached boys’ and girls’ teams across multiple age groups, led squads to state championships, and mentored players who went on to compete at Division I universities and professionally. He currently coaches with Columbia Premier Soccer Club and holds a U.S. Soccer Federation National C License. His leadership extended into executive roles with the Washington Timbers Soccer Club, where he helped guide the merger that formed one of the region’s premier youth soccer organizations.
